57-Acre Community – Curated Antithesis to Typical Residential Sprawl
This concept was developed for twelve contiguous 40-acre parcels and an adjacent 57-acre commercial parcel located in a growth corridor on the outskirts of Tucson, Arizona. Positioned along the planned Interstate 11 route, the site offers long-term regional accessibility while retaining the character of a destination-oriented master-planned community.
After studying the site’s natural topography, including a prominent wash that traverses the property, the master plan was designed to integrate residential, commercial, hospitality, educational, medical, and recreational uses into a cohesive community rather than a conventional subdivision.
A central canal and landscaped promenade form the organizing feature of the development, connecting commercial districts, public gathering spaces, and residential neighborhoods. Value-add zoning concepts introduce hospitality, retail, and entertainment uses that enhance both quality of life and long-term economic vitality.
Two distinct luxury residential districts are complemented by schools, parks, trails, and a 60,000-square-foot clubhouse visible from the primary thoroughfare. The adjacent commercial district provides medical services, hospitality, retail, logistics, and employment opportunities while supporting the needs of both residents and the surrounding region.
Farm-to-table restaurants, supplied in part by nearby agricultural production, create a unique destination experience while encouraging local economic activity. The overall design seeks to demonstrate that thoughtfully integrated amenities, employment opportunities, and community gathering spaces can serve as a practical alternative to conventional residential sprawl.
After evaluating the site’s location, transportation access, topography, and surrounding growth patterns, the concept evolved into a mixed-use master-planned community designed to create multiple complementary activity centers rather than a single-purpose residential subdivision.
This project also illustrates the broader approach behind Trapanese Engineering: identifying underutilized opportunities, evaluating development potential, and integrating engineering, economics, land use, and user experience into cohesive development concepts.
The result is a master-planned community designed to combine residential quality, economic sustainability, and long-term regional value, while demonstrating how thoughtful planning and multidisciplinary analysis can transform underutilized land into a more valuable and resilient development opportunity.
