Background

My sustainable real estate development and design consultancy business is Trapanese Engineering, LLC – named for the legacy of my father, an engineer, Pete Trapanese. He was a forward-thinking man who endeavored to offer the world sustainability solutions, many of which were before their time.

From my early childhood, he taught me about passive and active solar engineered designs, advanced wastewater treatment systems, solids waste management, heat exchange systems, air quality refinement systems, food security and agricultural byproduct production, wind-generated energy harnessing, tank design vis-à-vis the chemical properties of the liquids and gasses to be contained, shipping structure design, package design, oil-water separation for which he holds patents, and a general attitude of providing innovative scientific and engineering solutions to what has come to be sustainability problems.

Additionally, I inherited his sensitivity to the plight of those who are financially disenfranchised, and as such, I provide housing for all economic strata within my mixed-use designs – recently established as an integral aspect of current sustainable development. I possess an affinity for luxury, and as such, I attempt to avail to all income strata the amenities I design into my planned communities.

From a marketing perspective, this is only sensible to broaden the economic market segments to be largely inclusive.

Through my own professional experiences, I know architectural history, hospitality design, medical operating room design, materials handling engineering, commercial interior design, product design, industrial design, graphic design, branding, marketing, furniture design, hospitality management, real estate investing, interior design, real estate staging, furniture design, residential and commercial kitchen design, and residential and commercial landscape design. I employ all my experiences to prepare refined, well-considered sustainable real estate development designs.

I have coalesced my education and experiences as listed to generate a variety of proposed mixed-use developments, most recently in the Central Arizona region. Others in the pipeline are on the U.S. Atlantic Coast.

My designs anticipate the local counties’ development directives for sustainability that have come to be relevant in recent years. My proposals have anticipated and addressed sustainability issues before they were brought to light to most engineers and environmental scientists.

I draw the distinction between environmental engineering and environmentalism, as I continue to apply scientific environmental engineering concepts to the environmental issues that have finally become relevant by virtue of the environmentalism generated within the current zeitgeist. It is the restrained and discriminating science and engineering for which I have possessed facility all my life and have honed over the last several decades, which I have employed to have already answered the environmentalists’ concerns.

My designs are suited to luxury resort living, while accommodating and including those of lower income strata in similar levels of luxury. Current directives in urban planning have presented models of mixed-income residential plans which have proven to be very successful models for lower-income residents’ inclusion, thereby mitigating the archaic pockets of impoverished neighborhoods. Again, my past layouts and mixed-income/mixed-use designs had already anticipated this sociological need.

I am averse to one-off solutions to environmental issues. When considering Sustainable Real Estate Development, I assert that it is imperative to consider proper cohesive mass balance assessments across all related engineering disciplines, thereby reflecting solutions to all environmental issues vis-à-vis real estate development.

For a master planned community with true sustainability solutions to be fully effectual, decentralization of utility functions must be employed. Therefore, I recognize my instrumental involvement in the presentation of fully considered architectural and engineered provisions for the favorability of decentralization and the implementation of utility management on the premises of the master planned community.

As urban retrofitting is an impractical process, it is not within my purview to correct the ills of urban society. Rather, I prefer to offer complete modern design solutions to be built as new mixed-use developments that range in amenities to provide properly quantified agricultural ventures through retail, office, storage, residential leasing, and theme parks. These include education and recreation for residents of all ages within the community and for those within the environs who occupy existing residential developments.
