537-Acre Commercial Hub Providing Sustainable Income Stream Options

537-Acre Community – Curated Antithesis to Typical Residential Sprawl

This innovative vision is generated to utilize twelve (12) 40-acre parcels, nominally contiguous on most of their boundaries, with the addition of a 57-acre commercial area adjacent, situated at what is to become a prominent hub in a yet underdeveloped area on the outskirts of Tucson, in Pima County, AZ.

This set of parcels is in the path of development, as a new interstate, I-11, is planned to be routed right along the same country road, Anway Rd, that is currently one of the two access points to the development.

After having walked the ¾ mile wash trench that runs diagonally through the contiguous parcels, combined with a variety of maps, I designed the entire master planned community to balance commercial with residential, offering ample amenities that generate public interest.

For this plan, Value-Add zoning variances provide commercial and hospitality areas that flank both sides of a man-made canal that parallels the riparian trench.

Two distinct, but equally luxurious residential areas with schools and a 60,000 sq ft club house, visible from the main thoroughfare, provide some of the amenities of this master planned development.

The 57-acre parcel due north of the northernmost 40-acre parcel provides safe access to commercial, medical, hospitality, and logistics from three major inlets. Due to the relatively remote distance from the Metro Tucson area, and the growing residential development by others, I planned a logistics hub and truck stop at the corner of the commercial parcel. A central farm-to-table set of restaurants serviced by the agricultural zone immediately to the south provides fresh choices for a variety of economic strata, thereby drawing interest from locals and visitors alike.

As the properties were on the MLS, a buy-and-hold investor has current possession of those parcels with no current plans to develop the property. The county development officials argued that the property was too far out (away from the city center), but I stand by the notion that my design applied to these parcels brings more custom residential development as a result of the availability to prospective residents that these amenities and the development’s elevated economic stature and general prestige would provide.
